Fallbrook is a California community located to the extreme south of the state in San Diego County. It is noteworthy for its status as the "Avocado Capital of the World". The area in which Fallbrook is located is surrounded by avocado groves, and an annual avocado festival attract large crowds- both residents and visitors- to the area. Fallbrook is also known for its art community. There are around 30 pieces of public art located throughout the community, and the Fallbrook School of the Arts trains artists in fine arts such as painting, ceramics, printmaking, drawing, and more.

Shopping and Dining

Fallbrook Plaza on South Main Avenue is an important shopping resource in the community. This centrally located shopping center includes a Fresh & Easy grocery store and a Kahoots Pet Store. Also, C & C Discount Store and Fallbrook Liquor are located nearby. Colony Plaza Shopping Center is another place where residents of Fallbrook real estate can get some everyday purchases taken care of. This shopping center includes a Walgreens, a Rite Aid, and Pro-Tire & Auto.

Fallbrook has a population of just over 30,000 and a relatively low population density. The community's population has risen slightly since 2000. Like most of the surrounding California communities, Fallbrook has a high cost of living. However, real estate in the area is only slightly more expensive than real estate in California overall. As of 2012, the median value of a home or condo in the community was $358,853. This compares with a median home/condo value in the entire state of California of $349,400 over the same period.

Schools,Healthcare, and Transportation

Fallbrook Union High School District and Fallbrook Union Elementary School District are two prominent school districts in the community. The high school district is headquarter on South Stage Coach Lane and runs three different high schools, includingFallbrook High School on South Stage Coach Lane. The elementary school district runs six different elementary schools and one junior high school.

Fallbrook Hospital on East Elder Street offers emergency care. For family medical services, residents of Fallbrook real estate can head to Rancho Family Medical Group on East Elder Street or Fallbrook Family Health Center on South Mission Road.

The North County Transit District offers public transportation services in Fallbrook via routes 306 and 397. For transportation outside the area, there is an Amtrak station located about 15 miles from Fallbrook in nearby Oceanside. There is also a Greyhound bus station about 25 minutes away on Old Town Front Street in Temecula. The Fallbrook Community Airpark Airport is a small airport with one runways that is located in Fallbrook.

Live Oak Estates

This is an area of homes on large lots. Homes overlook the public 18-hole Fallbrook Golf Course. Few homes are available in this area. A five-bedroom home with 3.5 baths and more than 3.800 square feet listed for over $700,000. This is the average price for homes in the golf course area.

The par-72 golf course winds through the Gird Valley with live oak, eucalyptus and sycamore trees along the fairways. This club offers a junior golf camp during the summer. The course is open for play all year due to the pleasant climate that makes the area so popular.

Peppertree Park

This area of Fallbrook just east of the Los Jilqueros Reserve, is popular with people who commute to the San Diego area. It has easy access to State Route 13 or Interstate 15.

Homes with 2.500 square feet or more start in the $500,000 range in this area. Homes have four bedrooms and three baths.

The community is close to the Fallbrook Land Commission's reserve at Los Jilqueros. a 46-acre tract. The reserve has two miles of hiking and biking trails over wetland areas and forest.

Peppertree Park is also located just north of Palomar Community College.

Shady Grove

This is a planned community with 101 homes on large lots. The gated community has walk ways and open spaces. A community center offers tennis, pickleball and basketball. Three parks are located within the community.

Homes are usually three or more bedrooms with more than 3,000 square feet. Lot sizes vary and home prices generally start about $580,000 in this area.

Shady Grove is located next to the William Frazier Elementary School, a new addition to the Fallbrook Union Elementary School District.
